San Elijo Hills

The crown jewel of San Marcos neighborhoods. Perched on a hill with panoramic views, San Elijo Hills is a master-planned community with its own town center, trails, parks, and a farmers market. Homes range from condos to large single-family estates. The views of the ocean and mountains are hard to beat anywhere in North County.

Good to Know

San Elijo Hills has its own commercial village with restaurants, a brewery, coffee shops, and a Regal cinema. You can live, eat, and be entertained without leaving the neighborhood.

Twin Oaks Valley

If you want space, Twin Oaks is your spot. This area in the northeast corner of San Marcos offers larger lots, horse properties, and a more rural feel while still being 10 minutes from the 78 freeway. It borders Elfin Forest, which means trail access is right out your back door.

Lake San Marcos

A community built around a private lake. Lake San Marcos offers a resort-like vibe with waterfront homes, a golf course, and the lake itself for kayaking and paddleboarding. It skews a bit older and quieter, which is part of the appeal.

Rancho Dorado / Discovery Hills

Newer developments on the east side of San Marcos with proximity to Discovery Lake and the trail system. These neighborhoods attract young families with modern floor plans and HOA-maintained common areas.

Old San Marcos (Downtown)

The area around Grand Ave and San Marcos Blvd has been transforming. The Restaurant Row corridor is growing, and the proximity to Palomar College and CSUSM brings energy. Homes here tend to be older and more affordable, with good upside as the area continues to develop.

Barham / Knob Hill

West San Marcos neighborhoods that are close to Carlsbad and Vista. More established, with mature trees and larger lots. Great access to the 78 and Palomar Airport Road shopping.
