- Housing costs: "Affordable for San Diego" still means $850K+ for a median home. Coming from the Midwest? Prepare for sticker shock.
- Fire risk: The hills and canyons create real wildfire risk. Check the fire hazard severity zone map for any address you consider.
Best Neighborhoods for Newcomers
Young Professionals / No Kids
Look at areas near Grand Ave / Restaurant Row or Lake San Marcos condos. Walk to breweries and restaurants.

San Elijo Hills (best schools and community feel), Rancho Dorado, or Discovery Hills. All have parks, trails, and newer homes.

Getting Around
You need a car. Period. San Marcos has a Sprinter light rail stop (San Marcos Civic Center) that connects to Escondido and Oceanside, but it is not practical for daily commuting unless you work on that corridor. Most people drive.
